Well , so the outstanding debt for years . Some of them might have already fallen, I 'm not sure. This debt was produced between 2000 and 2004 . Everything is from when I was broke and in college . Two small utility bills and credit card . MedlinePlus Currently , I am only responsible for my student loan payments and other regular bills like utilities and rent. I have no car payment , in fact, I paid my car payment last about 2 years ago . MedlinePlus MedlinePlus During the last 4/5 years I have had the good credit standing . I have steady job professionally since 2004 . I've been at my current job for 2.5 years. I was with my ex partner for nine years , have two children together and a mortgage together . But a couple of weeks ago I learned that I had a loan ( unsecured home ) was not paid for the debt my ex was in his name . but the creditor has gone to court to ask that if the house is sold the 10K (which you should ) addresses them . We only have two debts : a car loan ( about 14,000 left at 4.6% ) , and graduate loans my husband about 72,000 students (left ) . Is it better to put the extra money to get one or both of those debts paid before buying a house , or should we be putting extra money aside for payment, to try to have that nest egg 5% ready ? Ok I have not had a steady job in more than two years because of a mental illness that I am trying to solve. I have a credit score above 700 (about 720) . The only debt I have is a small student loan payment and a car payment that is less than 1 year left on the loan . And I pay in full the credit card transactions each month , so I do not have a balance . I have the money to pay the car note. If I did that , would it be possible to get a mortgage rate me best ? I made the debt ratio calculators and it shows that I have a ratio of 16 % and pay the car would reduce to almost nothing . I was pre -approved for a mortgage last year with the same debt , as now ( although the car note was higher at the time) and I was pre - approved for a loan .

I'm looking into buying a home, but would be much more affordable to do so should my other two big debts will be consolidated into the mortgage . How likely is that this is even a possibility? The two debts include the last year and a half of my car loan ( about $ 7500) and credit card debt . I like to have a co -signer on the mortgage .
